Landlord Alarm Check List
In England, landlords are required to provide:
✔ At least one smoke alarm on every storey containing a room used wholly or partly as living accommodation.
✔ A carbon monoxide alarm in any room used as living accommodation that contains a fixed combustion appliance.
✔ Working alarms at the start of each new tenancy
✔ Repair or replacement of a faulty required alarm after being informed that it is not working
These requirements apply across the private rented and social rented sectors under the Smoke and Carbon Monoxide Alarm Regulations.
Important Information: Our report records the alarms inspected and their condition at the time of the appointment. It does not replace a fire risk assessment, gas safety inspection, electrical inspection or specialist fire-alarm system inspection. Testing is normally completed using the alarm’s built-in test function and does not guarantee how an alarm will respond to smoke or carbon monoxide under every possible condition.
The property owner or landlord remains responsible for ensuring that the property complies with all applicable legislation and licensing conditions.
